There are many opinions about this. If you are in a position that you need to sell your home, well then the answer is obvious. But if you want to use holiday seasons; Christmas, Thanksgiving or even the middle of summer as a selling strategy, there are a few things you need to consider:
- There are fewer homes on the market – true, but there are also fewer buyers looking. So if you do need a fast sale, this is likely not the strategy for you!
- Buyers who are looking during holidays are likely motivated for one reason or another, so you might get what you’re asking for since the selection is so slim. But you may also seem like a motivated seller. So if low-ball offers are not something you want to deal with, this isn’t the ideal for you.
- Although you’re in full control of the agreement, you might want to ask yourself what you want to do if someone offers your asking price or more, in exchange for a quick possession. Would that offer create unnecessary stress on you and your family? Of course it would be extremely enticing, but the long-term effects of having to move on Boxing Day might be more than you want to deal with.
There really is no right or wrong regarding when to sell. What it really boils down to is what is motivating you to sell. If you want to risk your home sitting on the market longer than normally desired due to lack of buyers or possibly dealing with low-ball tire kickers, you might see the great benefit since the Calgary rental market is so tight, with more and more are looking to buy.
